The city’s last assessment of industrial lands took place in 1995, and Vancouver has significantly evolved since then. This project analyzes these shifts from both an economic development perspective and with regard to land use zoning and regulations. First, the project will identify key industries in the Vancouver economy: their effect on employment, linkages with other sectors, land use characteristics, and potential for mixed-use neighborhoods when compatible with certain industries. Next, these issues will be explored within each industrial land zone in the city. The conclusion aims to answer the questions: Are we running out of industrial land? What needs to be protected and which industries will likely migrate elsewhere? What are the implications of zoning by-laws?
