Reports to:  Senior Appraiser

Position Overview 

 An Appraiser works in the field and office to value properties such as single and multi-family dwellings, conversions, duplexes, apartments, mobile homes, farm buildings, commercial, office and light industrial buildings, as well as accessory buildings and vacant and improved land. To determine property values, the Appraiser collects relevant information such as costs, income, sales, and related data and then analyzes and interprets this information to arrive at equitable values for the property. Appraisers demonstrate high levels of customer service and have considerable contact with property owners.  BC Assessment is the largest employer of professional property Appraisers in Canada with over 300 appraisers working with us to value properties.

Role of an Appraiser:

  • Inspect, measure and determine the values of assigned property types
  • Check alterations, renovations and other construction
  • Maintain records, drawings and data used for assessment purposes
  • Utilize state of the art technology, including satellite imaging and digital mapping software
  • Deal with public enquiries over the counter, on the phone and in the field
  • Prepare reports for property assessment appeals, give evidence in a hearing and defend values as required

 Education and Experience Requirements:

Appraiser I

  • An undergraduate degree preferably in Commerce or Business Administration.  Other undergraduate degrees may also be considered with a preference for Economics, Urban Geography, Urban Planning, or Engineering.

             Plus

 A commitment to complete UBC course BUS 330 – ‘Foundations of Real Estate Appraisal’ within 12 months of appointment, and the other requisite education  leading toward certification as an accredited appraiser with either the Real Estate Institute of BC and/or the Appraisal Institute of Canada.

 

Appraiser II

  •  An undergraduate degree in Commerce or Business Administration.  Other undergraduate degrees may also be considered with a preference for Economics, Urban Geography, Urban Planning, or Engineering.

 Plus

 Completion or equivalent credit for the following UBC courses:

  • BUSI 100    Micro Foundations of Real Estate Economics
  • BUSI 101    Capital Markets and Real Estate
  • BUSI 111    BC Real Property Law and Real Estate Ethics

                     or BUSI 112 Canadian Real Property Law and Real Estate Ethics

  • BUSI 121    Foundations of Real Estate Mathematics
  • BUSI 330    Foundations of Real Estate Appraisal
  • BUSI 344    Statistical and Computer Applications in Valuation
  • BUSI 443    Real Property Assessment Administration

             Or

  • Completion of the Sauder School of Business Post-Graduate Certificate Program in Real Property Valuation (PGCV). It is understood that completion of the PGCV entails completion of six (6) courses consisting of four (4) core courses and two (2) electives.

 And

  •  24 months appraisal related experience with the minimum educational levels.

 Additional Requirements:

  • Eligible to work in Canada
  • Willingness for occasional travel
  • Minimum valid class 7 BC automobile driver’s license (or equivalent) is required.

One service is the International Credential Evaluation Service at www.bcit.ca/ices  BC Assessment does not reimburse any fees for this process.

Annual  Salary Range:

  •  Appraiser II (Full Working Level)                  $53,287.59 - $62,690.90
  • Appraiser I                                                $43,637.90 - $51,338.44

 Progression from Appraiser I to Appraiser II:

  • 24 months experience
  • Appraiser II education outlined above must be satisfied
