Primary Objective:
Provide a variety of property assessment and tax consulting services for all types of projects to new and existing clients with very limited review. Assist Directors and Sr. Directors with more complex projects. Partner with other business units to explore synergy opportunities.
Date Position Available: ASAP
Key Responsibilities:
- Determine real estate values using various appraisal methods
- Initiate and negotiate real estate values with BC Assessment
- Create status reports and formulate statement of issues for the Property Assessment Review Panel/Appeal Board.
- Liaise with municipalities, real estate brokers, developers, landlords and tenants to ensure information is collected that will assist in the annual determination of real estate values
- Manage a portfolio of clients within a variety of asset classes (multi-family, industrial, office, retail, land) throughout each assessment year
- Solicit Altus Tax Consulting services to prospects
- Identify and propose additional services for existing clients
- Regularly update client information databases with income / expense statements and rent rolls
- Report to the tax team on any current commercial real estate trends occurring throughout British Columbia
- Communicate with other Altus Group teams (RVA and Cost), share information and formulate appraisal strategies
- Travel to client sites for collection of property details
- Create detailed reporting for assessors, clients, and coworkers
- Maintain ongoing client communication and resolve any issues. Escalate issues to next level of management as appropriate
- Find innovative solutions to meet client needs
Regular Work Hours:
- As per client corporate requirements – flexibility required with significant time investment during periods of heavy demand, including appeal deadlines
- Attend marketing and professional development events as required
Technical & Behavioral Competencies:
- Understanding of Real Estate valuation
- Ability to liaise with property owners, managers and industry professionals
- Strong negotiations skills
- Strong communication skills
- Ability to work within a team environment
Education/Professional Development/Work Experience Requirements:
- Post-secondary degree (preferably in Business and/or Real Estate / Real Property Assessment)
- AACI designation or in progress
- RIBC (Real Estate Institute of BC) member or any other relevant accreditation
- 3-5 years experience in real estate is preferred
