Job Description
We are currently looking for a highly motivated, experienced property manager to join our team. This position will be located at our Surrey office. The successful candidate will be managing a portfolio of commercial, retail and residential properties, including the operation, physical condition and financial performance of all buildings in accordance with applicable contracts. The Property Manager will ensure that the properties under his/her responsibility are maintained and operated in order to ensure the property value is enhanced, cash flow is maximized and tenant relationships are upheld and continually being heightened. Reports directly to the CFO.
Responsibilities include, but are not limited to:
- Supervision and coordination of all resident / investor properties.
- Ensure all vacant properties are advertised properly.
- Carry out site visits.
- Coordinate maintenance and sub-contractors as required.
- Follow up and administer all tenancy branch disputes / complaints.
- Ensure that all move in and out charges / conditions are properly charged to occupying / vacating tenants prior to accepting / releasing security deposits and that security deposits are released as per the RTA.
- Review market value of rents to ensure appropriate payments / increases are relative to market.
- Report and keep track of any unusual activities at properties to management.
- Preparing condition reports for each property as required.
- Communicate with senior management on a regular basis.
- Work with realtors, investors, customer service and senior management.
- Review / Amend contracts as needed.
- Communicate with office staff of any changes/updates made by the RTA, Board and Counsel.
- Preparation of monthly rent increases for residential tenants
- Responsibility for the security and maintenance of each property managed (working closely with maintenance staff, the residential building managers)
- Fiscal management of each property, including the effective and efficient sourcing of trades and other resources required for the maintenance and management of each property
- Optimization of revenues for each property managed including mitigation of vacancies, optimization of existing rental, parking, laundry and other revenues sources as well and the identification of new revenue opportunities
- Primary relationship contact for commercial tenants including commercial property management issues and lease negotiation
- Primary communications with all tenants and trades for properties managed (commercial and residential)
- Ensure appropriate documentation of business arrangements including leases and service contracts
- Management of building capital projects, including tenant improvements for commercial properties, major renovations and other capital projects that relate to the properties managed -
- Work closely with other Property Managers and be knowledgeable of all properties in the Company’s portfolio to effectively provide after hours and vacation coverage.
- The Property Manager will also directly supervise the residential building managers and/or the building operators and maintenance staff.
- Responsible for the preparation of regular financial reports for properties
Qualifications:
- Minimum 2 years related property management experience with commercial properties, including retail, office and industrial.
- Possess strong organizational, time management and project management skills with a demonstrated ability to work both independently and within a team environment
- Exhibit a high level of professionalism and excellent interpersonal skills
- Strong relationship-building ability, proactive, results-oriented, and resourceful
- Ability to deliver excellent customer service at all levels of the organization and with external partners
- Excellent communication skills, both oral and written.
- Advanced skills in Microsoft Office applications (MS Word, Excel, PowerPoint and Outlook)
- Ability to meet deadlines without compromising accuracy, excellent product quality and attention to detail
- Knowledge of construction, operational procedures & general maintenance is an asset but not necessary.
- Experience in financial analysis is an asset.
- Must have a valid BC Drivers License in good standing
- Must have BC Rental Property Management License (as required from RECBC)
- Knowledge of the Residential Tenancy Act is an asset.
