JOB DESCRIPTION:
The Representative, Real Estate is accountable for maximizing the return on CP surplus real estate assets within the region in support of the Company’s short and long term objectives. The position is accountable for positioning properties, developing and implementing the sales plan to ensure maximized return, increasing leasing revenue through the management of existing lease portfolio and identification of potential new lease sites, developing land value creation strategies to maximize return and minimize costs and exposure to CP, and assist in the acquisition of sites as required to support business objectives. All activities must be consistent with CP operating principles, values and strategies, and support the achievement of improved service, safety, productivity, people and growth.
RESPONSIBILITIES:
Organizes, prepares and implements sales plan to achieve regional targets through identification of underutilized assets, subdivision, rezoning, highest and best use value creation to achieve maximum returns.
- Manage and monitor the lease portfolio for compliance and increases in rental rate as per agreements.
- Identify new leasing opportunities and determine market value potential through contact within the company and external users.
- Negotiate the best terms and conditions for CP reflective of fair market value, adhering to environmental and legal policies to protect the railway and ongoing operations.
- Implement strategies to reduce the company’s tax liability, including securing the approval of operating and commercial groups to dispose of property through recognized surplus declaration process.
- Recommend and use external brokers or consultants to market, value, survey and subdivide properties ensuring performance and project results are achieved.
- Provides assistance and market expertise to operations, commercial and engineering groups in support of business initiatives and leasing property where CP is tenant, as required.
- Participates in public consultation processes and meetings to assist in achieving sales and leasing objectives.
JOB REQUIREMENTS:
- University degree in business, real estate, engineering or land related discipline
- 2-5 years’ experience in real estate related field
- Right of way, valuation or land economics course such as International Right of Way (IRWA) designation
- Good negotiation skills and familiarity with legal contracts
- Knowledge of land and corridor valuation methodology
- Knowledge of environmental and land use policies
- Strong interpersonal skills
- Strong written and oral communication skills
- Good organizational skills
